Every first-time buyer scheme in one place

Starter loan (SVn)

For first-time buyers whose municipality works with SVn and whose mortgage falls just short.

An additional loan through your municipality that can bridge the gap between your maximum mortgage and the purchase price. For the first three years you pay no interest or repayment, so your monthly costs stay manageable. After that your financial situation is reviewed again.

Transfer tax exemption for first-time buyers

For buyers between 18 and 35 who buy a home below the exemption limit.

You pay no 2% transfer tax, once. That saves you thousands of euros in buyer's costs and lowers the savings you need considerably. At the notary you declare that the home becomes your main residence.

NHG (National Mortgage Guarantee)

For anyone with a mortgage below the NHG limit.

A safety net if unforeseen circumstances (disability, divorce, unemployment) mean you can no longer pay your mortgage. You pay a one-off guarantee fee and often get a lower interest rate in return, because the bank runs less risk.

First-time buyer mortgage

For anyone who needs a bit more flexibility in the first few years.

Several mortgage types are designed with first-time buyers in mind. Think longer terms, wider lending standards or extra flexibility in the first years, for example a lower starting monthly amount that rises later.

Gifts and the tax-free gift

For first-time buyers who receive money from (their partner's) parents or family.

Under certain conditions your parents may gift you an amount tax free for your first home. The rules around the large tax-free gift have been scaled back in recent years; we set out what is still possible and which evidence the tax authority wants to see.
